Kevin Lazarski told us that you were considering using him to build your new house and asked if we would drop you a note letting you know about our experiences.
We met Kevin in August 2007 and emailed him inquiring about his program. We just got occupancy on our new home last Friday. We worked with Kevin for over two years before we signed a contract with him to build. We weren't ready as we had a house to sell (owned two at the time - long story!) and then wanted to find land first.
When we first started looking to build our home, we considered a few options. We have a friend in Michigan who builds modular homes so he set us up with a local contact and met with him. We went through multiple open homes and talked with some of the big builders. We attended a home building expo and talked to a lot of builders there. We looked at the do-it-yourself programs and my husband, Kevin, read a book on general contracting it ourselves. Just a little background on us - we are very conservative people and are very skeptical and cautious. This is the first home we built, we wanted to do things a certain way, knew the layout (for the most part) that we wanted, and wanted to find a way to get the most bang for our buck. We narrowed our search down to Kevin and the do-it-yourself program. At that time I asked Kevin for a list of references to contact. I contacted five people who were all at different stages in the building process and I contacted five of his sub-contractors. Our builder friend helped us with what to ask. We asked some pushy questions - did he pay his contractors on time? how far away from his initial bid did the ending cost end up being? what was one thing you wished you would have done differently? and lots of questions about communication.
These are some of the reasons we signed with Kevin -
1. He has returned every phone call and every email within a day (unless he was out of town)
2. He is very honest
3. When challenges come up (and they will) he works with you to work through them where other builders would not be willing to do that.
4. His program allowed us to save money by painting all of the walls and staining all of the wood trim and doors ourselves.
5. His program allowed us to save money and have exactly what we wanted by allowing us the flexibility to purchase our own items (flooring, cabinets, counters etc.)
6. As we were looking for plots of land, Kevin would drive out and look at them and provide us feedback on whether or not the land was good!
7. We found that with Kevin's program, we found his price per square foot to be the best without sacrificing quality.
We price shopped a lot and ended up buying our own -
Flooring (with the exception of the carpet in two bedrooms as Kevin was able to get us a better deal than the sale price)
All cabinets for entire house
Counter tops
All lighting fixtures
All appliances
We had some unique things with our house that we wanted to incorporate. We wanted a walk-out basement and wanted to install indoor/outdoor kennel runs. This required dog doors to be installed in the walls. Kevin drove over to some friends of ours to take a look at what the finished product would look like and took photos to ensure that he understood our vision. Also, we wanted to put a drywalled arch over our kitchen cabinets with some puck lighting to shine down on the counters. Some other friends of ours did that in a house they built themselves in 2008. Kevin drove over to their house and also took photos of their arch to ensure that he knew what we were looking for.
My husband and I have extensive experience managing large projects as we are chairmen for the Racine Kennel Club all-breed dog shows every summer. We are very detail oriented. Overall, we were pleased with the overall process of working with Kevin. We are glad that we used Kevin for our home and if we built another home with a general contractor, we would definitely use Kevin again. For the known items in our contact, we came in under budget. We added a few upgrades along the way and Kevin was very flexible with those items and super easy to work with!
