Base Packages

Base price of all custom homes built by Haven Creek Homes includes these standard features:

FOUNDATION:

  • Reinforced 8’ poured basement with brick texture
  • 22”x8” footing in basement with NEW Form-A-Design drainage system
  • 2x6 Insulated top block & sill – 2” foam (not 1”) insulation around exterior living space
  • Concrete pumping and conveying
  • 4” of concrete under garage floor - includes 4mm poly vapor barrier under concrete
  • 3” concrete floor in basement - includes 4mm poly vapor barrier under concrete
  • Concrete step at patio door and per garage (per plan)
  • 2-car garage included 

LOT IMPROVEMENTS INCLUDED IN BASE COST:

  • Survey and staked
  • Silt fencing and erosion control up to 300 linear feet
  • Strip topsoil and reclaim at included rough grade
  • Excavate basement foundation
  • HCH to coordinate with WE Energies or Alliant for the gas and electric connections for home owner
  • Backfill garage (2 car garage) with stone to prevent settling (standard and normal garage)
  • Rough graded gravel driveway up to 25’ and finished TB coat prior to occupancy
  • Dumpster – proper recycling and disposal of container on site – porta potty

LUMBER / FRAMING:

  • 2x6 -  (16” on center construction) exterior stud walls
  • Engineered “I” joist floor system 11-7/8” - includes spindles between each joist if needed - ensure no noise & that we maximize the basement space for our customers
  • 16” on center with glued and screwed - ¾” tongue and grove sub-floor decking (glued and screwed)
  • Engineered roof trusses system with hurricane clips and brackets
  • Tyvek wrap on at all exterior walls including the garage & gables – walls are delivered with tyvek on to protect your investment
  • Poly wrap walls and ceiling (vapor barrier)
  • R-19 skirt insulation
  • ½” plywood roof with H-clips
  • Engineered laminated headers above all doors and windows
  • House – completely built per specifications and plans
  • All heat calculations, wind bracing and lateral bracing – required by State of WI

GARAGE:

  • 2-car - 8x16 (not 7’) (Stratford 2000 garage door – R 6.4 value)
  • Insulated overhead door - multiple patterns and colors to select from
  • ½ HP garage door opener at main stall (included and installed)  - transmitter, photo sensor & key pad included.

ROOFING:

  • Upgraded Lifetime Owens Corning Tru Definition Dimensional Shingle (or equivalent) included
  • Upgraded synthetic underlayment
  • Customer color choice selection on shingle at apron and drip edge
  • Maintenance-free valley flashings and roof flashings (all color selections on exterior by owner)
  • Owens Corning Ridge vent

  • Pella or Alliance (double hung) low maintenance white vinyl clad patio door – insulated low-e glass and argon filled (per plan) – unless otherwise noted by customer (easy pull forward for cleaning)
  • Front entry door (with full sidelights - generous allowance) – primed fire rated doors per code
  • Vinyl patio door included (per plan)
  • Drywall returned windows – with pre-finished wood sill plate routed and flared to perfection

SIDING, SOFFIT/FASCIA, TRIM, DOWNSPOUTS, GUTTERS (100% Maintenance-free):

  • Vinyl Siding (.46 mil siding) on entire house (home owner to select colors)
  • Signature - eyebrows on front elevation - included
  • Seamless upgraded 5” Alcoa aluminum gutters & downspouts w/ turned extensions - (multiple colors) - (Not 3.25")
  • Maintenance-free exterior – soffit and fascia aluminum (home owner to select colors)

ELECTRICAL:

  • 200 AMP (included 40 circuit service panel)
  • (2) recessed light above fireplace (if fireplace is in plan)
  • (8) cans to be placed in kitchen or at home owners preference

  • 220 Volt outlet or gas lines to both range space and dryer space

INSULATION:

  • R-19 fiberglass insulation in exterior wall cavities
  • Corners where 2x6 boards overlap are pre-insulated
  • Basement box sills are insulated R-14
  • R-38 blown in fiberglass attic insulation
  • All holes penetrating wall plates / exterior wall system are sealed to prevent air-infiltration
  • Exterior walls (side by side studs) caulked from top to bottom before insulated
  • Walls vapored to code and all vertical boards are caulked
